St. Louis County Community Showcases $2 Billion+
Investment Honors Sansone Group, Walpert Properties
and Mills Corporation

St. Louis County - Local developers
are finding great value in North St. Louis County.
The area currently has $2.6 billion+ worth of
development investment, 3,216 new homes being
built, nearly $456 million in transportation
improvements and redevelopment occurring throughout
North St. Louis County. |

This past Thursday, February
26, at the North County Incorporated Developers
Appreciation Reception, local municipal and
St. Louis County leaders welcomed area commercial,
home and real estate professionals, while
showcasing the investment happening in their
communities. They also focused on highlighting
future opportunities and incentives for additional
investment.

| Developers were given information on the economic
investment currently going on in the area, the
transportation improvements being made, new
homes being built and St. Louis' newest Enterprise
Zone and the airport redevelopment area, which
is expected to generate 12,000 jobs. The event
was extremely well attended by development professionals
and community leaders. |

"It is a particularly positive
indication of what is happening in North St.
Louis County that when NCI held the first
Developers' Reception in 2000 the objective
was to attract developer interest and now
in 2004 we are able to give recognition awards
to several large development projects just
in the retail category," said executive director
of UM-St. Louis' Public Policy Research Center,
Mark Tranel, NCI's economic development committee
chairperson.

NCI honored the following
developers for investments they have made
in communities throughout North St. Louis
County: the Sansone Group for the Shoppes
at Cross Keys (City of Florissant, MO), the
Mills Corporation for St. Louis Mills (City
of Hazelwood, MO) and Walpert Properties for
St. John Crossings (City of St. John, MO).

The Sansone Group's Shoppes at Cross Keys
is a 42-acre $58 million dollar shopping center
renovation that has brought new retailers,
such as Pier One, Pet Smart, Barnes and Noble
Bookstore and Chili's restaurant to the Florissant
community. This project is 80% complete. The
Mills Corporation's St. Louis Mills is a 1.1
million s.f, 12 anchors, 200 retailers, theme
restaurants and entertainment venues unlike
any other retail/entertainment center in the
metropolitan area and is a $250 million dollar
investment in the City of Hazelwood. St. John
Crossings' is a $19 million dollar 13-acre
shopping center by Walpert Properties. This
development provided a new Shop N Save grocery
store and Applebee's restaurant for the City
of St. John. Award winner Mark Pearl, vice
president of Walpert Properties said, "….it
truly was an honor…projects like St. John
Crossings, would not happen without the efforts
of people like you (City of St. John and North
County Inc.), I appreciate your efforts and
every community should thank you for your
efforts to revive North County, you have done
a great job."

Participation at the Developers Reception
was excellent, with several community displays
for developers and realtors to visit. The
following communities and groups participated
in the NCI Developers Appreciation Reception:
City of Berkeley, City of Black Jack, City
of Dellwood, City of Ferguson, City of Florissant,
City of Hazelwood, City of Jennings, City
of Normandy, Village of Bel-Ridge, St. Louis
County, St. Louis County Economic Council,
and St. Louis Community College-Florissant's
Advanced Manufacturing Center. More than 150
successful business, development, community
and real estate professionals attended the
NCI Developers Appreciation Reception.
